Cannot login as admin on new installation,

I actually have the same problem.
1) login to the site only works when Guest is activated (but no other authentication method works)
2) login to the administration (with the correct login/password) NEVER works...

Which is actually pretty annoying, since the rest of Xerte seems to be very nice software.
